Process

We understand a home for most people is the biggest investment of your life, directly into your health and wellbeing. We take pride in delivering this and doing our best to make it as stress-free and enjoyable as possible.

Our tried and tested process is a six stage streamlined approach that ensures your home is built efficiently, cost-effectively, and to your exact specifications.

Stage 1: First meeting and initial consultation (onsite)

Whether you have already begun working with an architect or need help selecting the ideal architectural partner, we can commence this initial meeting. If you have existing plans, we can collaborate closely with your architect to ensure a seamless transition from design to construction. If you don’t yet have plans, we can assemble an experienced design team tailored to your style and budget, bringing together architectural designers, interior designers, and planning experts to craft your home from start to finish.

Starting with us ensures your project’s costs are managed from the outset. This approach maximises the value of your budget and avoids the common risk of homes designed that are impractical to build.

Our process begins with a comprehensive review of your scope of work and a discussion of your budget, and the realistic feasibility of your brief. We will then walk you through our preliminary work agreement and building contract, how our project management and the construction processes are handled and how our team will implement the delivery of your home. We also offer the Master Build 10 year guarantee for peace of mind.

Stage 2: Site analysis to preliminary design

In Stage 2 of our process, we work closely with you and the selected architectural designer to develop a preliminary design plan tailored to your needs and preferences. This stage involves a thorough analysis of your site and a detailed discussion of design elements to ensure your home is both functional and beautiful.

Key considerations include:

  • Site conditions
  • Planning requirements and restrictions
  • Design specifications and ideas
  • Environmental factors, orientation and prevailing weather directions
  • Access and layout
  • Material options vs. maintenance requirements
  • Building methodology and level of home performance required.
Stage 3: Preliminary design pricing

Once we have all the information from stage 2 that sets the parameters for the Architectural designer to progress through to delivering a concept to present. Hopefully now the excitement has set in and with the go-ahead they will step into developed design plan issue phase, which has just enough information on it for us to do a preliminary budget estimate. This is a speed check and involves us sending the developed design plans to our trusted suppliers and subcontractors for initial pricing. We will put this all together and present you a comprehensive breakdown of the projected budget at this point.

Once you have reviewed the preliminary pricing information and have an understanding of where the budget is sitting this is the most efficient time to look at any changes that you may want to consider.

With the preliminary design pricing complete, we are well-prepared to refine the plans and move forward with confidence, into working drawings.

Stage 4: Working drawings and building consent preparation

In this stage, we move from preliminary designs to detailed working drawings. After completing the interior design and finalising all detailed drawings, we review any changes and update the budget accordingly. This ensures that every element of your home, from room layouts to finishes, aligns perfectly with your vision and financial plan.

Once all revisions are made, the finalised plans are submitted for building consent. This step is essential to ensure compliance with all local building regulations and standards.

As soon as we have a clear understanding of when the consent will be granted, we can develop a detailed project timeline. This includes scheduling key phases of the build, coordinating with subcontractors and suppliers, and setting a definitive start date for construction.

By the end of Stage 4, we are fully prepared to move into the construction phase with a well-defined plan and timeline.

Stage 5: Construction phase

Here the construction phase begins, and you get to watch your vision start to come to life. With the detailed project timeline in place, our team is ready to start building your home according to plan.

Throughout the construction phase, we maintain open and consistent communication to keep you informed every step of the way. We schedule regular site meetings, allowing you to see the progress firsthand and discuss any aspects of the build. Additionally, we provide weekly updates, detailing the achievements of the previous week and the forecasted program for the upcoming week. This ensures you are always aware of where we are in the process and what to expect next.

We also closely monitor the budget, tracking all expenditures to ensure the project remains on course financially and we adhere to stringent quality and assurance checklists throughout the process. If any changes or adjustments are needed along the way, we are here to offer guidance and support, helping you make informed decisions to implement those changes effectively.

With our commitment to clear communication, meticulous planning, and quality craftsmanship, we do our best to make the construction phase an exciting time as your dream home takes shape.

Stage 6: Handover and move-in

Stage 6 is the final and most exciting step of your journey – the handover of your new home. After months of careful planning, design, and construction, it’s time to move in and experience the comfort, quality, and craftsmanship that comes from engaging our team.

During the handover, we conduct a comprehensive walkthrough with you to ensure every detail meets your expectations . We review all aspects of the build, address any final questions you may have, and provide a full rundown of warranties, maintenance scheduling and how your new home’s systems work.

Once the walkthrough is complete, we hand over the keys and you can begin settling into your new space. You’ll immediately feel the benefits of a well-built, high-performing home, tailored to your lifestyle and designed for long-term enjoyment.
